Signs Your Drain Tile System is Failing (And What to Do)

Drain tile systems (also called weeping tile) are designed to last decades, but they don’t last forever. In the wet climate of Greater Vancouver, old or damaged drain tile is one of the leading causes of wet basements and foundation problems.

 

Knowing the warning signs early can save you from expensive repairs later.

Common Signs Your Drain Tile is Failing

  1. Water Seepage Through Basement Walls
    The most obvious sign. If you notice water stains, damp spots, or actual water coming through foundation walls after rain, your drain tile is likely not working properly.
     
  2. Musty Odors or Mold in the Basement
    A persistent musty smell usually means moisture is entering the basement. This often points to failing exterior drainage.
     
  3. Soggy Soil or Pooling Water Around the Foundation
    If the ground around your home stays wet for days after rain, water is not being properly redirected away from the foundation.
     
  4. Cracks in Foundation Walls
    Hydrostatic pressure from poor drainage is a major cause of horizontal or stair-step cracks in foundations.
     
  5. Efflorescence (White Powdery Substance)
    This white, chalky material on basement walls is a sign of water moving through the concrete and leaving mineral deposits behind.
     
  6. Sudden Increase in Sump Pump Activity
    If your sump pump runs much more often than before, it may be compensating for a failing drain tile system.

What Causes Drain Tile Systems to Fail?

  • Clogging from silt and debris (especially without proper filter fabric)
  • Collapsed or crushed pipes
  • Tree roots invading the system
  • Poor original installation (wrong slope or depth)
  • Old age (many systems installed before 1980 are now failing)

How to Prevent Drain Tile Problems

  • Install high-quality filter fabric during initial installation
  • Use rigid perforated pipe instead of cheap corrugated pipe
  • Maintain proper grading around your home
  • Keep large trees at a safe distance from the foundation
  • Schedule periodic drain camera inspections every 5–7 years

When to Act Immediately

If you see water actively entering your basement or large cracks appearing in the foundation, don’t wait. The longer you delay, the more expensive the repair can become.
